Welcome to our community of 52 condominium homes, adjacent to Amazon Creek and the Gudukut Wetland. We take pride in maintaining the appearance of our grounds and exterior of buildings; residents contribute monthly dues for this purpose and volunteer as Board members to take care of tasks such as hiring the vendors who service our community, set the monthly dues, and the guidelines for community living.

A new Page has been created, titled MINUTES OF BOARD MEETINGS (look to the right hand side bar). The Minutes of the September meeting has been posted; the routine will be that Minutes of the previous meeting be submitted and accepted or amended at the next Board meeting, and then be posted here on the site.
Because space on the site is not unlimited, and because the purpose is not to provide an archive but simply to keep interested members informed, a set of Minutes will be posted for 6 months and then deleted.

Date of November Meeting will be the 27th
Because of Thanksgiving involvement, the Board will meet on November 27 (the fourth Tuesday) instead of the customary third Tuesday. Please make a note of this. As always, meetings start at 6 p.m.

NEWSLETTER COMING SOON WITH UPDATES
Hi all,
You will soon receive a Newsletter with the details of the new members of the Board, and the outcome of the ballot.
It is important to remember that the Board members of Leawoods' Homeowners Association volunteer their time. We are especially in need of someone with an interest in landscaping, or with a bit of mechanical know-how, to be involved in coordinating with our landscaping company ... someone who has retired or at least not work on Tuesdays so that we can develop better communication with the landscapers. If YOU have such an interest, please join our team of volunteers who are all striving to make our condo complex a pleasant and well-kept place for us all to live.
It is especially important that all of us strive to keep the appearance of our homes in accordance with the Architectural guidelines ... please no clutter in the front yard spaces. If in doubt, dig out your copy of the CC&Rs ... we all appreciate it if our complex has a well-kept, uncluttered appearance.
At Leawood's Annual Meeting which was held on September 27, Wendy announced that she is stepping down as President. She has done a great job for us here at Leawood, volunteering her time to act as President; Wendy is staying on the Board as a regular member.
Also, Joyce Churchill volunteered as Leawood's Secretary of the Board but stepping down too ...
I think we should present them each with a bouquet ...

If you aim for the self-service carwash, you can't miss the Elk's Club building.
The meeting will start at 7 p.m. and last until about 9 p.m.
Come meet your Board members, and bring any concerns you have to their attention.

LEAWOOD WELCOMES NEW RESIDENT
A WHITE-TAILED DOE HAS BEGUN VISITING LEAWOOD, ESPECIALLY UNITS IN THE 1300'S. THE POPULATION OF VIOLETS AND PETUNIAS HAS CORRESPONDINGLY BEEN REDUCED :-( RESIDENTS CAN TRY HANGING SMALL CHUNKS OF IRISH SPRING BAR SOAP ABOVE THEIR FLOWERS. THE BRISK SMELL SEEMS TO DISCOURAGE HER SNACKING.
KEEP PETS UNDER LEASH
LEAWOOD PETS (DOGS AND CATS) MUST BE UNDER LEASH CONTROL WHENEVER OUTSIDE YOUR UNIT. THIS IS IMPORTANT FOR THE PETS, AS DEER CAN REACT STRONGLY (WITH THEIR HOOVES) WHEN THEY FEEL THREATENED, WHILE UNCONTROLLED PETS CAN INTERACT NEGATIVELY AMONG THEMSELVES. OUR RESIDENTS DESERVE TO HAVE PEACE AND QUIET IN THEIR OWN HOMES/PATIOS. UNLEASHED PETS HAVE BEEN ENTERING OTHER RESIDENTS' HOMES, AND THAT IS NOT ACCEPTABLE.
OF COURSE, ALL PET OWNERS ARE ALWAYS EXPECTED TO CLEAN UP THEIR ANIMALS' WASTE -INCLUDING IN THEIR "OWN" YARDS!

A COUPLE MORE UNITS HAVE HAD CHALLENGES WITH BATHROOMS THAT HADN'T BEEN UPDATED SINCE THE COMPLEX WAS BUILT.IF YOU ARE THINKING OF HAVING WORK DONE ON A BATHROOM, THIS WOULD BE A GOOD TIME. THE PLUMBING/BATH SURROUNDS/ETC. ARE 30 YEARS OLD AND READY FOR AN UPGRADE.

* REGARDING INSTALLATION OF SATELLITE DISHES, FORBIDDEN IN THE CC&R'S BUT ALLOWED BY THE FEDERAL COMMUNICATIONS COMMISSION, THE BOARD HAS CHOSEN THESE GUIDELINES:
a) GROUND FLOOR UNITS WILL ANCHOR DISHES WITH AN APPROVED TRIPOD OR POLE DEVICE. UPSTAIRS UNITS CAN USE THOSE DEVICES OR ATTACH A DISH TO THEIR BALCONY.
b) ANY RESULTING DAMAGE TO PATIOS, FENCES OR RAILINGS/DECKS WILL BE THE UNIT OWNER'S RESPONSIBILITY. NOTHING CAN BE ATTACHED TO ANY ACTUAL BUILDING, INCLUDING THE ROOFS. NOTHING SHALL EXTEND ABOVE THE ROOFLINE.

GARAGE SALE COMING
On Saturday May 26, from 9 a.m. to 3 p.m. Leawood residents are participating in a Rummage Sale.
Gather up that extra 'stuff', grab a card table or two and join us along City View for some sun and fun the Saturday of Memorial Day Weekend. Everyone brings & prices their own (don't forget change) The HOA will do advertising and arrange for St Vinnie's to pick up the leftovers.
Whatever money you make is yours. If you have large items to sell out of your unit, please prepare some signs directing shoppers your way.
All residents, to allow shoppers to park on City View, please park your cars within Leawood on that day. Even if you are not participating in the sale, the more the merrier so if you have friends/relatives who would like to bring things to sell, tell them they are welcome!

As our units are condos, not apartments, your HOA does not have master keys or copies of unit or mailbox keys. If you need an extra, please have duplicates made.
