Welcome to our community of 52 condominium homes, adjacent to Amazon Creek and the Gudukut Wetland. We take pride in maintaining the appearance of our grounds and exterior of buildings; residents contribute monthly dues for this purpose and volunteer as Board members to take care of tasks such as hiring the vendors who service our community, set the monthly dues, and the guidelines for community living.

BOARD MEETING MAY 20, 2013
Noland called the meeting to order at 6:00 pm

Treasurer’s Report:
Wendy will follow-up on 1357 to determine status of lien

- Another letter will be sent regarding the ambulance stating is must be parked on the
street
- Pillar to Post Inspection
Notice to owners to remove vent covers and to trim personal vegetation 6” from
siding
Will get handyman to do minor jobs
- Roofing bids

Noland will contact them to start the work
- EWEB storm water fees are paid by both the HOA and owners – due to areas of cement
- Putting in low-flow sprinklers behind North side of 1300 block
- Updating the 4 streetlights left – did the four on the street
- Repair concrete slab at 1309 – will get 3 bids by June meeting
- 1295 – repairing damaged sprinklers in front area
- Don’t forget garage sale on June 1 – will put up one more notice to tenets
- Will look into clipping blackberry bushes along Amazon – get handyman to do the job
- Need to up lattice under the fence at 1253 to provide barrier
New Business:
- Ceramic angels between 1200 and 1300 blocks will be put in storage shed
- Tru-Green landscaping will be invited to the June meeting
- HOA will purchase a pre-paid phone card to be managed by the board

The water pressure valves were not broken. They have been turned on.

1325 City View has been sold and will be closing soon. The current tenant will continue to reside there for the remainder of their lease. Upon completion of the lease the buyer will be moving in.
New Business
Roofs
Noland will be checking with several roofing companies to get bids to re-roof the majority of the condos in the Leawood HOA. The roofing company chosen will also be inspecting newly replaced roofs for preventative care.
Lamps
*The outside lamps are dim and one has gone out. New bulbs will be tested to achieve the most effective amount of light. The lamp that has gone out will be fixed.
Sprinklers
The sprinklers have been tested. Along the 1300 block we are switching to a lower output sprinkler to avoid overwatering. Noland will be checking the landscaping contract to review what the landscapers are contracted to do.

By-laws
*The amended by-laws were discussed. The number of officers needed was changed to five. Language having to do with rentals and leases was also changed. The by-laws will be looked over by the HOA lawyer.

*Owner attended meeting. The board asked that the lattice in place be taken down.

*A letter was sent to Lynette and she paid the amount due. A lien was put in place at some point, but will be removed.

*The owner, Deborah Taylor, read a letter pleading her case. Wendy moved to reaffirm the vote taken January 7th to deny the rental request of unit 1255. A vote was taken. 6 board members voted to deny the request and 3 voted to approve. Therefore the original vote was reaffirmed and the application for rental for unit 1255 was denied. The board encouraged Ms. Taylor to explore other options such as renting to a family member or moving her mother into the unit and renting out her mother’s house.

*Will be maturing soon. The money was set aside to pay for roof replacements.
New Business

*The board discussed e-mails and phone calls that had been made by the resident to the board secretary. The board found the contacts to be inappropriate and a decision was made to contact the owner of the unit.
Architectural Committee
*Jean Rix, Delina Greyling, Krista Huhtala and Marisela Rizik volunteered to make up the architectural committee for the Leawood HOA. A motion was taken to reinstate. The motion was granted and the committee will report back at the March meeting.
