Minutes of Meeting held on June 16, 2015


The meeting of the LEA WOOD HOME OWNERS ASSOCIATION was called to order at 6:00 p.m. by Noland Whaley, President.

Minutes from April, 2015 – APPROVED
Financials for April, 2015 – APRROVED

New visitors announced and welcomed
o   Dwain Murphee, general contractor, potential maintenance person
§  Noland requests forecasting of projects
·         Small projects things under $500.00
·         Someone that the residents could contact if there are issues
§  Dwain, recommended gutter contractor for downspouts
·         Railings need sanding and painting
·         Vents cleaned
·         Partitions might have dry rot
§  $40/hour plus material
§  Light electrical
§  Noland requests Dwain’s email for reference
§  Letting people know that he will be walking around
§  Newsletter will note his number as our maintenance man
§  Approved 6 hours to walk through for him 6 hrs/$40 per=$240

Old Business:

·         Gutter Bids
o   Four bids for gutter work
§  Flush the downspouts
§  Clean the gutters and roofs
o   1300’s need it more than 1200’s units
o   Recommend tweaking the bid
§  Noland suggests having the contractor do 1347-1353 first
·         Then see how they do, afterwards deal with the downspouts
·         Prioritize ones that needed for the hard line for each block of units.
·         Funds are going to be tight
o   Board approved going with Cutting Edge
§  Ron and Greg will deal with the contractor and discuss with him what we want.

·         Parking at the 1300 block – violations
o   Noland/Carol will write up a warning to post on the windshield of violators
o   Enable Ron to post was he sees fit, for overnighters only
§  Photo of vehicles in violation
§  10 p.m. to 6 p.m. important quiet time

·         Newsletter –
o   Jane recommended cat co-op vacation care for residents…possible shared care for people with cats.
           
New Business:  
           
·         Annual Meeting
o   Carol check EWEB building
o   October 13, 14, 15 - 21, 22
o   Udie will check Camp Harlow

·         Complaints     
o   Noise 8 a.m. - 6 p.m.
o   Construction project
o   Excessive noise
o   Dog barking
o   Dog waste
o   Garbage bins are not removed to appropriate bin
§  Ron will contact Apex for damages
·         Rentals issues
o   Lawyer input with where are we with Rental issues
o   Letter to send draft
o   Owners renting without Board Approval
§  Percentage of homes that have to be owned
§  1353 not approved for rental 

·         Diane Rivo has been absent for 5 meetings
o   Greg motioned to vote Diane off the Board
o   Seconded and APPROVED
o   Letter in the mail

·         Udie recommended Jane Dods for Secretary, replacing Diane
o   Seconded and APPROVED

·         Landscaping
o   Udie recommend with go Graham Landscaping for lawn work as well as irrigational
o   Udie will contact Graham for a bid on lawn care, see when they can start and then
o   $1300/month now so something similar
o   Notice to Dan – 30 days’ notice required

·         Jane notified the Board she will not be here for the next meeting
