March 2012 Leawood HOA Board Meeting

Certificate of Deposit

*The money from the mature certificate of deposit has been placed in savings.

The water pressure valves were not broken.  They have been turned on.

1325 City View has been sold and will be closing soon.  The current tenant will continue to reside there for the remainder of their lease.  Upon completion of the lease the buyer will be moving in.

New Business

Roofs

Noland will be checking with several roofing companies to get bids to re-roof the majority of the condos in the Leawood HOA.  The roofing company chosen will also be inspecting newly replaced roofs for preventative care.

Lamps

*The outside lamps are dim and one has gone out.  New bulbs will be tested to achieve the most effective amount of light.  The lamp that has gone out will be fixed.

Sprinklers

The sprinklers have been tested.  Along the 1300 block we are switching to a lower output sprinkler to avoid overwatering. Noland will be checking the landscaping contract to review what the landscapers are contracted to do.

Next Meeting

The next meeting will be held on April 16^th at 6 pm.

Certificate of Deposit

*It was decided to place the money from the mature certificate of deposit into the money market account as it receives the most interest.

New Business

*The board has approved $750 to go toward broken water pressure release valves upon the sale of the property or contact with Lynette.

*New residents have moved into 1325 City View St.

Building and Grounds Work

Jean Rix has requested a handrail to be put in for her front porch.

By-laws

*The amended by-laws were discussed.  The number of officers needed was changed to five.  Language having to do with rentals and leases was also changed.  The by-laws will be looked over by the HOA lawyer.

*Owner attended meeting.  The board asked that the lattice in place be taken down.

*A letter was sent to Lynette and she paid the amount due.  A lien was put in place at some point, but will be removed.

*The owner, Deborah Taylor, read a letter pleading her case.  Wendy moved to reaffirm the vote taken January 7^th to deny the rental request of unit 1255.  A vote was taken.  6 board members voted to deny the request and 3 voted to approve.  Therefore the original vote was reaffirmed and the application for rental for unit 1255 was denied.  The board encouraged Ms. Taylor to explore other options such as renting to a family member or moving her mother into the unit and renting out her mother’s house.

Certificate of Deposit

*Will be maturing soon.  The money was set aside to pay for roof replacements.

New Business

*The board discussed e-mails and phone calls that had been made by the resident to the board secretary.  The board found the contacts to be inappropriate and a decision was made to contact the owner of the unit.

Architectural Committee

*Jean Rix, Delina Greyling, Krista Huhtala and Marisela Rizik volunteered to make up the architectural committee for the Leawood HOA.  A motion was taken to reinstate.  The motion was granted and the committee will report back at the March meeting.

REVISED Bylaws Available

In the near future the revised Bylaws will be posted.
In the meantime, if you are a prospective Buyer, please note that the language was changed relating to renting of units. Please inquire.

Hi Members of LeaWood,

A new Page has been created, titled MINUTES OF BOARD MEETINGS (look to the right hand side bar).  The Minutes of the September meeting has been posted; the routine will be that Minutes of the previous meeting be submitted and accepted or amended at the next Board meeting, and then be posted here on the site.
Because space on the site is not unlimited, and because the purpose is not to provide an archive but simply to keep interested members informed, a set of Minutes will be posted for 6 months and then deleted.

I've just posted the Minutes of the September 27, 2012 meeting which was held at the Elks Lodge, following the Annual Meeting.  Hope members find it useful.

Date of November Meeting will be the 27th

Because of Thanksgiving involvement, the Board will meet on November 27 (the fourth Tuesday) instead of the customary third Tuesday.  Please make a note of this.  As always, meetings start at 6 p.m.

Please remember that all Board members and officers of the Board ARE VOLUNTEERS. No one gets paid anything at all, these home-owners do it out of concern for preserving the quality of life for all who lives in our condominium complex, and in an effort to maintain the value of our investment in our homes.
Please be considerate and call only between the hours of 6 and 8 p.m. unless it is a true emergency.

Emails are preferred, if possible, because it provides a record of the inquiry.

Hi all,

At Leawood's Annual Meeting which was held on September 27, Wendy announced that she is stepping down as President.  She has done a great job for us here at Leawood, volunteering her time to act as President; Wendy is staying on the Board as a regular member.  

Also, Joyce Churchill volunteered as Leawood's Secretary of the Board but stepping down too ...

I think we should present them each with a bouquet ...

You will soon receive a Newsletter with the details of the new members of the Board, and the outcome of the ballot.

It is important to remember that the Board members of Leawoods' Homeowners Association volunteer their time.  We are especially in need of someone with an interest in landscaping, or with a bit of mechanical know-how, to be involved in coordinating with our landscaping company ... someone who has retired or at least not work on Tuesdays so that we can develop better communication with the landscapers.  If YOU have such an interest, please join our team of volunteers who are all striving to make our condo complex a pleasant and well-kept place for us all to live.

It is especially important that all of us strive to keep the appearance of our homes in accordance with the Architectural guidelines ... please no clutter in the front yard spaces.  If in doubt, dig out your copy of the CC&Rs ...  we all appreciate it if our complex has a well-kept, uncluttered appearance.
