Welcome to our community of 52 condominium homes, adjacent to Amazon Creek and the Gudukut Wetland. We take pride in maintaining the appearance of our grounds and exterior of buildings; residents contribute monthly dues for this purpose and volunteer as Board members to take care of tasks such as hiring the vendors who service our community, set the monthly dues, and the guidelines for community living.

which is being prepared for sale, went over the breakdown of repairs needed to
make the unit qualified for a loan to sell.

· Noland will check on 1361 for past dues (possible sale).
o Udie says that the bank is dealing with the unit…but, we need to verify what the status is of the unit.
Old Business:
Landscapers –
· Directional mowing needs required, landscapers need to change to eliminate ruts
· Blowing debris down the stairways not up the stairways
Handyman –
· No communication from handyman.
· Suggestion for an ad on Craig’s List for a Handyman advisor that can do walk thrus and tell the Board what needs to be done, so that it can be put out for bids.
· No resolution at this time
Replacing Mailboxes –
· Noland priced mailboxes - $2100 - $2500 per unit for just the equipment. Concrete and installation will be extra
· Noland requests that we put off this for next year’s budget, because of sprinkler pipe problems and Ramjack expense this year.
New Business:
New Sprinkler System Issue –
· Matt Rivers, Udie contacted a concrete sidewalk guy
· Udie is handling the contacts.
· EWEB may take out the trees causing the issues. Area between street and sidewalk.
· Issue with meter valves, Noland recommends that we request they go ahead and replace the valves, and let the strip dry up.
· Udie will get pricing and better understanding of what is required to make repairs for the future
1259 – Water Damage repair
· Sabastian getting estimates for repair, so we are pending the estimate on the repairs on that repair.
Other Business:

· Noland will talk to the owner and show the complaint email, as a warning.

§ Greg said that Dan is doing the best he can
§ Dan has brain damage and is developing severe dementia
§ Udie says Dan/Mitch needs to reverse mower because of ruts
§ Greg talked to Mitch (Dan’s son) to improve services
• Speed bump –
§ Noland priced: $225 for speed bumps (2)
§ Udie requested a vote
o Board voted NO on speed bumps
• Handyman
§ Contractor contacted Udie, canceled Saturday walk around.
§ But, told Udie he would walk through on his own on Monday, and take photos, and make recommendations.
• Pressure Washers
§ 1311- The pressure washer used Udies’s water also with little difference to the monthly water bill. Discussion held
§ Board approved of reimbursement for this unit for $10.00 off one month’s fee.
New Business:
• Replacing the mailboxes -
§ Board wants to go ahead, and have Noland price the units
• Bad tenants – 1349
§ Letter from owner was read by the Board
§ Owner stated that his Property Management firm had gone out of business. And, any further infractions should be reported directly to him. He requested the Board call his cell phone, directly
§ Greg advised that one of the tenants has moved, that the tenant felt “threatened”. So far there has been no further issues at this time.
o Greg was ready to move, but his condo is devalued because of rentals in the complex
• Sprinklers
§ Dan, with Graham Landscape Design, will call Udie when they are going to turn it on the sprinklers for the season, but he advised Udie that they will be watching the weather and dryness factor, also.

o Lawyer remarked on 1361 that a payment for back dues maybe eminent.

· Ramjack – 1367 - Permit on the building was taken out with the City (in 1985) on the building.
§ Cost of repair of the foundation on 1367 is $8000.00
§ Greg suggested to split the cost with the homeowner.
· $4000/HOA - $4000/homeowner
§ Vote on the suggestion: APPROVED
§ Carol will prepare a letter to 1367 to advise, and see if they agree
· Towing – Effective as of January 20, 2015
§ Two Board members need to approve the need to tow
§ Instructions for Board members to implement towing protocol
§ Carol will send an email to A Plus Towing to give them all Board members names.
· Pressure Washing – Sidewalks and Driveways only
§ Noland read 4 bids
· Greg suggested to move Dan out of the bid process – APPROVED
· Udie nominated A 1 Pressure Washer, as the middle priced bid for $2400.00

· Carol will prepare a sign as a notice for residents to opt for other surfaces cleaned paid for by the homeowner
· Board decided decks were not included. Decks will be homeowner’s responsibility
· Newsletter
§ As noted in November’s meeting—
§ Carol will create the first of the year newsletter for website, and to be left on doors.
New Business:
· Landscaping complaint
§ The landscaper is putting clippings into the bushes
§ Something was disposed in the creek
§ Branches not picked up
§ Dick had a comment about Dan—A big rock was removed from his yard by Dan
o Does the board want to reimburse Dick for his work by Dan $113.00
o Board voted to reimburse Dick for his rock removal
o Dick would like to keep landscaper and working with him
· Gutters and Downspouts
§ Foundation issue because of rain run-of -- decks have cracks
§ Gutters/downspouts/re-routing
§ 1359 has downspout that is bent out and looks bad – Noland will fix
§ 1343 has water heating shell
§ Udie discussed getting all the units spouts routed away from house.
· Speeding –
§ Noland asked if there is a real need for speed bump?

§ Noland will cost out the rubber speed bumps, and report back later
· 1311 -- Had lawn decorations and lawn chair has been stolen
